Why Every Step In Planning Your Home Construction Is Exciting?


Who would not be excited to plan his own home building? A big majority of us would agree that this is a process where every member of the family would be excited to share his or her idea. The planning of a home construction is a very challenging work.

Everyone who desires to build his own home can participate in its planning. The planning activity depends on the idea you have in mind. The bigger the house you would like to build, the bigger the plan and work you will need to undertake.

Steps To Take In Planning

Before you can start you planning session, the idea or the need of building a house must have been fixed already. After identifying your specific requirement of a home building project, sit down and follow these steps.

1. Finalize your preference on the kind of building you would like to build. If you are just starting a family, a single detached bungalow could be the right choice. However, your requirement might be different if you have already several grown-up kids who will need individual rooms. This situation will of course demand the thought of building a two story home or a one story that will utilize all available spaces in your lot.

2. Decide on the civil works and architectural design of the building. What would be the material component of your house? Will it be built with light materials, concrete or a combination of both? What would be its architectural designs? The materials to be incorporated from floor to ceiling must be chosen and finalized.

3. Prepare the technical specifications of the home building materials. You need to identify the specific materials to be used to serve as guide during the construction process. The brand name, technical descriptions, measurements, and the material suppliers as well as their locations need identification.

4. Make a draft of the building plans complete with details. After a careful review of your requirements on the house, start drafting the construction plans with supporting plans. Cross-check your technical specifications and the plans for every aspect of the work.

5. Prepare an estimated cost of the house base on current prices with allowance for price increase during the actual construction. Compute the direct cost of materials and labor, overhead and contractor's profit plus taxes. Use a cost sheet per item of work so that every work is accounted for in the preparation of the cost estimates.

6. Review the construction plans vis-a-vis the cost estimates prior to finalizing the two.

If you lack the technical capabilities to do some of the above steps, consult a technical person who is well-versed on the topics, but don't drop out of the planning process. The excitement of each process is worth participating!
